Traditional Second Floor Primary Suite Remodel in University City
Location: University City, West Philadelphia
The owners of this University City twin wanted to reconfigure their second floor to accommodate their growing family, but the awkward bathroom layout and existing radiator locations made it hard to decide on the best approach to redesigning the rooms.
With a desire to increase their usable living space, the client asked Bellweather Design-Build to help them reimagine their layout. Ultimately, our team converted the large primary suite with its walk-through closet and sizable bathroom into two separate and equally sized bedrooms with independent closet spaces. We were able to accomplish this with only minor work to the home’s radiator heating, enabling cost savings for our client.
Second Floor Primary Suite Reconfiguration and Restoration
Our high level of craftsmanship and commitment to quality design solutions resulted in a cohesive set of finishes that match the home’s original, historic features. We were able to revert the home’s bedroom doors back to their original locations to increase privacy. This solution helped to maximize the square footage of the bedroom’s small footprint with more functional transitions and flow. We provided furniture layouts on a plan to help understand the best clearances for their children to move through the bedrooms.
Our client wished to match the home’s original wood flooring in both bedrooms, achieving a traditional style with child-friendly design choices. We infilled the elegant hardwood flooring with an inlaid border framing the room’s perimeter. The high gloss flooring -- combined with the use of natural light, soft yellow paint, and strategically placed mirrors -- all serve to maximize the bedroom’s visual square footage.
We worked closely with our clients to create functional bedrooms with ample storage for their children’s toys and clothes. Our solution was to create custom built-in storage with open shelving and drawers. We included grooved drawer handle pulls to eliminate the need for drawer hardware.
Our team finished the bedroom with matching custom interior window casing and trim work that replicate the home’s original style. Looking out of the children’s bedroom into the hallway beyond, our clients appreciated the seamless congruity of the bedroom’s style with the original victorian stairway balusters beyond. As was customary in traditional victorian homes, we installed tall baseboards and molded window trim with broad interior window sills. At the upper corners of each window and at the custom built-in storage unit, we installed decorative rosette corner blocks. Attention to detail and thoughtful design, combined with quality construction, sets apart Bellweather projects. We take pride in every phase of our work.
Successful Second Floor Remodel on time and on budget
Today, this University City family enjoys a newly remodeled twin home with a traditional style that meets their daily needs. The large primary suite with its walk-in closet and spacious bathroom was reconfigured into two smaller bedrooms, each with its own closet and storage space, and the bedroom doors were repositioned to open out toward the home’s hallway.
Unnecessary expenses, like internal heating system relocation, were strategically avoided through careful construction. Now, everyone in the family has the space and privacy they need with the assurance that the home’s square footage is maximized for its best use and the remodel was conducted with a sensitivity toward the budget.
